This is a great little book about getting to a place of financial freedom from a job by creating cash flow from other sources. This book is a great addition to the library of anyone who has read the Robert Kiyosaki series of books that started with Rich Dad, Poor Dad. The author Duane Harden goes beyond just the financial principles of the Rich Dad series of books and gets into the nuts and bolts and realities of actually going about getting rental properties and businesses and what to look for and expect. The author does a great job of taking the reader through a step by step format on how to create the realities of cash flow and financial independence that are talked about in Rich Dad, Poor Dad. Not only the math but over coming friends and families that do not understand and the psychology or risk and fear that derails so many that want to change their lives. Here is a real life Kiyosaki disciple that was inspired by his books and made financial independence happen for himself at a young age.

The thing you must realize about this author is, he's not so far removed from where you might be in your life today. Duane Harden is the epitome of, if this guy can do it, why can't I. By no means is this meant to be a slight. It's actually what makes him great. He's real, you can reach out and touch him. Just a few years ago Duane was where I am today. I look at his success and think, if he can do it, so can I. So take your very 1st step and buy this book. Then read it and apply the lessons within.

I've known the author personally for almost 2 years now and since then he has taken me from financial chaos and rank and file to creating my own opportunities. working for myself, starting my own business, being asked to consult and taking the helm for a non-profit startup.

Attending one of world's top 10 learning institutions, I learned a lot about culture, art, social sciences, psychology, statistics, history, comparative literature. Hell, I wrote a second thesis in school because I could. When I graduated in 2010, during one of the low points in the job market, I found myself under-employed at corporate, doing freelance work, and spending my weekends as a bar back and bartender just to break even on my bills. In addition, I was completely ignorant to personal finance and didn't have a clue that what I was doing was completely toxic to my health, balance sheet and future success.

Meeting Duane for one hour, he opened up my eyes and my mind to some basics on personal finance that I was just never educated on. I've gotten to know the author Duane Harden through his group meetings in NYC. The knowledge he's amassed over the years, that he's been able to put into this book, is amazing. Moreso, he truly wants others to be inspired to find the same happiness he's achieved, realistically. I believe that for anyone who's ever had the thought that they are either tired of the 9 to 5 drag, or wondered if they can go more with their life, what Mr. Harden says in this book will give you a new method, a new alternative to view life, success, and how to "get after it".

I must say that Duane Harden's book is an inspiration. The book is a short read and gets straight to the point. I like how he mentions that negative people are like crabs. You have to see if you have crabs around you because the old story goes that crabs pull down other crabs. If you're trying to get rich, it's very important to eliminate as many crabs around you as possible. They can suck the energy right out of you.

In 5 Easy Steps to Financial Freedom, Duane walks you through step by step on how to achieve your financial freedom. If you do not have the time to go to events or not sure where to go on the internet for help, start here! I highly recommend reading this book because unlike other books, you actually participate and put your action plan to use! It is like evaluating yourself and strategically setting up your future. This is well worth the money and you are learning from someone who practices what he preaches.

I'm actually a member of his cash flow group, and in two years, I bought two properties and I'm under contract for a fourplex. The same principles he reveals in his group are in this book. It's a must read!

Many books have been written about how to make money doing what you love. This book reduces the process to just five steps.

Before anything else, you have to commit to changing your life. Don't just say it; you also have to mean it. Write a Creed, or other inspirational saying, and post it someplace where you can read it every day. Some people, knowingly or unknowingly, will try to discourage you, convinced that you are going to fail. Limit your exposure to such people.

What are you passionate about? What do you love doing? That is where you should look for income-generating ideas. Don't get into, for instance, real estate investing because all those infomercials have convinced you that you will be instantly rich. Do it because you want to do it. Get a copy of your credit report and credit score. If your score is Average or Poor, work now on fixing it. The book talks about using OPM (Other People's Money) to finance your venture. A bank, or other lender, will have a hard time approving your loan request if your credit score is just Fair.

It's normal to want to plan and plan and plan, removing all possible obstacles before starting your income-generating plan. You may just over-analyze yourself right out of a great business opportunity. At some point, you have to Just Do It (to quote Nike). If things don't work out, pick yourself up, regroup, and start over.

You need to register your venture as a separate business entity (like an S Corporation or an LLC) with the state and federal governments. If for no other reason, do it to reduce your personal liability should someone get injured on the premises. You can't do this alone, so you need a team behind you. Start with a CPA and an attorney who specializes in real estate investing, or whatever your venture entails. The book also explores what to do when the time comes to sell your venture (your CPA says that you have gotten all the tax benefits you are going to get, or you decide that it is time to retire).

This is an excellent book, written by someone who has been through the process. It is easy to read, and full of information. The hardest part is to convince yourself that Now is the time. This book shows the reader how to do everything else.
